 The Cincinnati real estate market had 213 new homes come on the market and 34 homes that were under contract become available again. The number of sold homes will be high for the day because most people choose to close at the end of the month. In the area we had 57 that failed to sell durring their initial contract period and 53 more home owners have taken their home off the market.

There were 168 new homes on the market on September 27 and 23 homes that for some reason are back on the market. Sold homes at 111 are showing a higher number than normal but most people choose to close at the end of the month so this trend is usual. Price reductions are high at 169 but people are chasing the market to get their home priced right to sell.

Here is a daily snap shot of real estate activity in the Cincinnati area.

There were 199 new homes on the market yesterday and 20 that came back on the market for a total of 219 new hames to look at. An additional 211 people reduced the price on their home to get in line with current market conditions. We did have 75 home close escrow so they now have new owners! We also had 60 homes that failed to sell durring their initial contract period and 70 home sellers that have taken their home off the market.

Currently in Cincinnati real estate you must have your home in top condition and priced right to sell. We have been seeing some price adjustments in the market and homes are selling for less than in the last couple of years. This market is very good for first time home buyers in Ohio, or for people that can accept a lesser price on their current home to take advantaqe of prices more expensive homes.

 There were 231 hew homes that came on the market yesterday and 26 that for some reason fell out of escrow and are available again for a total of 257 new homes to look at. 74 homes closed the purchase transaction and now have new owners. 101 homes either could not sell durring their contract period or have been taken off the market by their owners.

Major Builder Exits Area

 Ryan Homes one of the largest builders in the country has decided not to build new homes in 6 subdivisions that are in Butler county Ohio. This exit from the Butler County has caught most of the home owners in the areas that Ryan was in by surprise.

 They have also decided to leave 2 subdivisions in Kentucky.

 This is a good example of why when you are looking to purchase your new Cincinnati home you should also view resale homes!

 There are many good reasons not to purchase a home in a new subdivision.

  1. You can see what the existing homes look like.
  2. You can see what the neighbors are like.
  3. If here are amenities for the area you can view them.
  4. You know that you will not own the home surrounded by empty lots!

 

 The burning question that most people have is now that a major player is pulling out of Butler County where does it stop?

 Two years ago you could not buy a new home in Lakota Schools for under 240,000 now some Builders are offering homes starting in the 160,000 range. Granted the product is not the same but the price is lower.

 My current recomendation is that if you are considering a move in the area look at resale homes you may love what you find at a lower cost than building and you will know what you are going to end up with.

This will show the new homes on the market and the price reductions from the weekend. There are 242 new homes to select from and 253 homes that have lowered their price to stay current in our market. Sold properties are still following the trend of less than 50% of new homes on the market.

This is the activity that repoerted on Sunday. Most offices are closed on the weekend so there are minimal entries on most catagories. The one thing that stands out is the number of expired listings at 51. If you want to sell your home in the Cincinnati area it must be priced right and be in top condition.

These are the statistics from Saturday when most offices are not doing entries. We did have 21 new homes on the market and 32 home sellers dropped the price on their homes to sell in the current market conditions. 50 homes failed to sell during their contracted marketing period and 5 more home sellers took their property off the market.

There were 263 new listings and 46 homes back on the market on Friday for a total of 309 homes that are fresh on the market and able to be purchased. 91 homes currently on the market accepted a purchase contract and are working to transfer ownership of the property. As for homes that have left the market 67 homes have left the market by choice and 54 homes failed to sell during their marketing contract period.

In the last 24 hours 216 new homes for sale came on the market and 21 fell out of escrow for a total of 231 new homes to view. We did have 76 homes close the sales contract but the same number of people took their home off the market by choice. 81 homes expired, that is they failed to sell durring their initial marketing contract.
