Realtor Ethics or Just a Sale?

  One of my repeat clients was telling me last night about a relative that is purchasing a home. This relative currently has their home on the market and as we all know things are a little slow right now.

  This relative has made an accepted offer on a property that they need help to purchase. At first they were going to get an 80/20 loan along with their current loan on their existing home that is on the market. That did not work out to well for them-- Something about debt ratios!

  Well Mom and Dad are going to come to the rescue. they are going to draw 40,000.00 of equity out of their home to help the happy couple acquire their second home as the bank will not lend them the full amount.

  These people told my clients that they are now willing to accept any offer that they don't have to bring money with them to closing to sell their existing home. The other agent evidently has told these people that even with few showings and no traffic on open houses that their home should sell within the next 30 days!

   Can you help me out with 2 questions?

  1.   What do Mom and Dad know differently that scares a lender but not them?
  2. How can any agent promise in a slow market to get the home under contract in the next 30 days?

Making someone a motivated seller?

   I had a conversation with one of my clients yesterday after I held their home open. Is seems that their cousin is also selling their home and is experiencing the same lack of offers that we have had.

  He told me that his cousins agent was pushing them to buy NOW and not to worry about selling their current home. The way it was presented to me was that my client felt that the other agent was looking out for number one and the number one was not his client.

  My client and I had the discussion when we started and this is a repeat client for me. He and his wife understand that buying before you sell can cost you thousands of dollars in this market. In addition to the carrying costs on the existing home that would now be vacant you would have the costs associated with the new home. The pressure to dispose of the current home could cause you to jump at almost any offer that came before you.

  We are looking for a home to purchase and they understand that this will not be the last home that they ever buy. We are keeping a short list of 5 homes that are acceptable to them. When their home goes under contract we will be ready to make a purchase offer and work out timing issues. My clients do not want to own two homes and become the dreaded MOTIVATED SELLERS.

How do you make a Real Estate Sandwich?

  The way I make a Real Estate sandwich is to take two listings on a street with another Brokers listing between them.

  I have this situation in my Geographic farm and it is a good feeling. The first listing that I took on the street is priced at 194,900 and is a 13 year old 4 bedroom 2 story, 2 and a half bath, with a 2 car garage.

 The next home to come on the market is listed with another broker and is the talk of the neighborhood. This home is a 3 bedroom ranch, 2 and a half bath, with a 3 car garage priced at 234,900.

 The wonderful home that I used to complete the sandwich is a 3 bedroom ranch, 2 bathroom, 2 car garage priced at 204,900.

  So there you have it. Great product on the outside but unfortunately something a little high fat in the middle. Sometimes it is better not to get the filling if you can use it to your advantage. The two homes that I have listed are priced attractively. The filling would set a new neighborhood record if it sold for 15,000 under list. Thank you very much to the agent that listed the home without ever seeing it.

The Golden House-- I own it!

  I own an old Italianate style home in a Historic District as an investment property. I had previously thought that the property which was originally two single family homes with a common wall  was built in 1900. This is due to the fact that this is the date recorded in the county records. Butlers county suffered from a devastating flood in 1903 and most of the county records were destroyed.  

  I recently had access to the Records of the Ohio Historic Preservation Office and found out a little more about the property that I own.

 The home was built in 1881 by John P. Davis (I am trying to find more information on him) who owned it until 1913. Henry Golden who was superintendent of buildings and bridges for the Cincinnati, Hamilton & Dayton Railroad lived in the home on the right side for the first 20 years.

 This home was significant because another duplex floor plan home was not built in the nearby area until the early Twentieth Century.

By the way it is also known in the records as BUT-1003-9 but Golden House sounds so much better!

What are people thinking of?

  I recieved an email contact from a prospective buyer.

     They had a home that they wanted to an it they had to see it in less than 4 hours! I called the contact number to confirm and reached the wife. She told me that they had this time free and wanted to see the home. There was not a lot of time to talk as she was at work. 

     I called and arranged the showing, called her cell phone and left the message that we were set to view the home. I pulled some numbers on the home and brought them with me.

    While in the home I presented the State mandated Agency form. At this time the husbands cell phone rings and he proceeds to small talk for about 10 minutes. The wife is having a hard time controlling the small children and is shooting him dirty looks. He gets off the phone and I can do my 1 minute explanation of the pamphlet.

    At this point he tells me that even though they do not have a buyers agreement signed with another agent they have been trying to get in touch with a friend of the family to look at homes. This perturbed me ever so slightly as it made me feel like a walking key! 

    I let him know that I was better than a friend of the family in many ways. 

    1. I could be reached and had shown that I would respond to their needs.

    2.  I would have their interest as my goal not what "the family" wanted.

    3.  I would keep their personal information confidential and they would not have to worry about it becoming spread among the family.

    4. They would not have to worry about slips of the tongue about them around other family members.   

Has anyone made you feel like a walking key?

    I let him know that I would be than happy to work in their best interests in purchasing a home  but if they decide to work with me on any more homes I will make sure to get an EBA signed to prevent any "family pressure " from have another agent submit an offer on a home we have seen.

I Know it's a Buyers Market BUT....

  I know it's a buyers market but it's not an insane market.

  I have a new client that I am working with that has found a property that they like. The home is on the market for 235,000 and the purchased the home for 228,000 eighteen months ago. They like a lot of people used a 100%  purchase money mortgage. They are now being relocated and the home has been on the market for 4 months with one 5,000 price drop.

  Their question to me was "Do you think the seller will take 198,000? "

  I don't think that the seller at this point would be willing to bring a check for 30,000 to sell their home. I don't even know if the seller has 30,000 available to sell their home!

  I told my client that we could wright up an offer on the property and see what we hear back. I also let her know that the seller would have to bring a check for about 30K to sell the home that they have owned for 18 months and what would you do if you were in the sellers shoes?

 The resonse was that they did not think the seller would take the offer and they will keep looking for something more in their price range.

When we are listing agents we tell our clients to look at the home with a buyers eye. This is the first time I have told a client to look at their possible offer through the sellers eye.

The Best Fathers Day Gift!

HELP PLEASE Questions about Paying a Buyer Agent bonus ?

  In my area things are a little slow. Some of the builders are offering incentives to the buyer and their agent. One of the builders is offering on market homes priced in the 280-320 range no payments until 2008 to the buyer and a cruise with airfair for two to the buyers agent in addition to the commission offered.

  I have a property that is due for a price drop next week. The sellers and I are scheduled to go over market activity and drop the price by 1000.00 This home is listed for 107,900 and there are 70 homes in the price range active with sales at average of 5 per month for the last six month and holding steady.

 Which do you feel would be more effective in promoting the property? Should we drop the price by 1000.00, or should we offer a 1000.00 buyers agent bonus, or should we offer a 4% coop.

  I need your feedback on this so I can show my client how most REALTORS® feel and we will make our decision from there
