Here is a property that one investor bought for 7500.00 this past week. One question though is the satatlite still turned on? It is surprising to see what some people pay for extras for personal pleasure and forgo paying their mortgage payments!

Home staging help?

With all the buzz about home staging currently we almost assume that stagers are miracle workers. The claim that I heard this past week from a stager was that she would get a home sold in 2 weeks at 5% over list price! She did not seem to care what the list was or the days on market in our area! She was under the impression that all she had to do was stage the home and buyers would flock to see her work. She tried to give the impression to me that she could take a home that was in less than pristine condition and make it a real beauty! The challange would be to take something that looks like this and with staging turn it into a desirable home.

According to the stager all it takes is a little paint a little of this and a little of that. She would do her magic on a garantee but for a up front price! If you are going to promise a pie in the sky qhy not wait until cloing for your money like I do? Does the stager really think that her efforts would bring buyers in droves to see a home? Does she think that she can turn that old home into something that looks like this?

 

She may have that impression but we still have to deal realities. Stagers please don't over promise what your efforts can do!

Housing Market Collapse?

I keep hearing about how bad the housing market is in our area. People keep talking about when home prices are going to fall like crazy. With the second best year in Real Estate sales on record in the state of Ohio I don't think it will be anytime soon.

RE: Ohio's Home Sale Activity Report - Year end 2006

Home sales activity throughout Ohio in 2006 fell just shy of the record‐breaking results

posted during the preceding year, reports the Ohio Association of REALTORS®.

"The overall performance of our housing market last year was, by any standard of measure,

remarkable...as we were able to post our second‐best activity levels ever in less than ideal conditions,"

said OAR President Pat O'Neil. "While we're disappointed that Ohio's housing market ended a fiveyear

string of record sales levels, the good news is that the marketplace displayed tremendous resiliency

with robust sales and solid price retention."

"With favorable interest rates, a solid supply of housing in all price categories and improving

housing affordability conditions...the current marketplace provides would‐be buyers with a solid

foundation upon which they can make their American Dream of homeownership a reality in 2007."

The 2006 sales total of new and existing homes (January through December) totaled 142,416, a

3.1 percent decrease from the record mark of 146,988 sales posted in 2005.

The evidence comes in the form of January's sales report, portending a 2007 that could be the worst in a decade for the domestic industry. Both companies had vehicle sales declines of more than 10 percent.

Discrimination?

This recent post caused me to think over something that I have seen in our industry.

  Why is it that in fair housing we can not advertise a religious preferance for rentals? Advertise the religious makeup of a community? Promote properties as being within walking distance of a building used for religious gatherings? Yet there is a plethera of Christian realtors and christian home inspectors? Are these people saying that they will not work with non christians just because of the way they are using that title? I think that they are turning away a large group of clients and it may be deemed as discrimination. If I were to start promoting that I supported one protected group in a community over all the others I am sure that I would quickly hear about it. Why do people bring over their religious belifes into the business world? I am sure that these people think that they are doing no wrong in supporting one belife over another but why even go there?

  At one time there was a man in Germany that exspoused christian belives and used that to promote himself to the leadership of that country. We need to be aware of what we are doing and how it apears to others.

Snow Storm

What is there to do durring a winter storm? Some people like to fill up the car. Yet other people go to the grocery store and stockup for the duration. 

However one of my clients felt that it was the perfect time to make an offer on a home. So in the gap between the 4 inches of snow and the freezing rain coming down we met at my office and wrote a purchase offer. How productive a snow day did you have?
