Great E-Tool

I have been useing a marketing tool called vflyer. It is still in the beta stage so its a freebie! Here is a link to one of the flyers that I have made.

They have just made an additional change to their format and now they are Craigslist friendly. I love the way the photos pop when you run the cursor over the and you can view the pictures as a slideshow. Just an idea on how to promote your listings. By the way on our new local system with Active Rain it would be wonderful if we do some HTML work so that I make my flyer pop instead of liking to it.

They are starting to drop!

Yesterday while I was in the office Three agents came in to collect their belongings. It is time to pay dues again so they are looking at about 500.00 over the next 45 days. These people are secrect agents! That is an agent that has a liscence but doen't let anyone know that they deal in real estate. They were all complaining about the lack of volume and how slow it is! The only comment I could make to them is that you need to be responsible for generating your own volume. The Broker can not hand you a million dollars of listings every month you have to go out and find your own people to deal with. The broker can give you support, marketing, and a name in the area. It is up to you to make things happen.

 It seems that some people just come into this field not to be a business owner but looking for a job.

Dubious Record

It's official Cincinnati has set a new modern time murder record. People some change needs to happen in the city. Everyone needs to be a part of it to bring about a cure. If you are a part of this city you need to help bring about the change. Not city hall not the police it needs to start in every home on every block. That is the only way to have change and not just move the problem.

The Outcome :(

Just as I feared her client, whose husband I am told has yet to see the property came in with a little better offer than ours. We have decided to remain in a backup possition on the property. That is the main thing that I hate about multiple offers when the listing agent also is bringing a buyer. They know what the other offers are and can with permission of the seller disclose what their buyer would need to offer to win the bid. Well it nets the seler more and that is what a listing agent is supposed to do. She has worked in the best interest of both of her clients. I don't have to like it but she has performed her duty.

Oh Woe is Me!

The listing agent on the Freddie Mac that I was writing an offer on was not available all morning and I found out why. She was writting an offer on the same property. Now comes the moral delimema for her. I had to have my clients sign the multiple offer notification form from Freddie Mac. We made our highest and best offer but what is to stop her from informing her client on the terms and conditions of offer? Nothing! In Ohio it is legal with the approval of the seller to disclose to one or all parties the terms of an offer and to shop that offer for the best price! I just hope that she has enough ethics to not disclose to her buyer the terms and conditions of our offer! By the way she seemed surprised to find out that under our offer we were including the current Homesteps coupon offer for 400.00 off closing costs. It seems that she can list Freddie Mac properties but can not take the time to learn all the tools that they give you to get them sold. I hope this turns out well for my clients but if not we will move on to other homes. Happy house hunting!

Thankyou Santa!

On December 26 I received a call from one of my neigbors also my geografic farm. I was to go over and do a prelisting presentation for her. We got along great and I am sure that I will be the one to list her home. Just on the funny side we were talking about what I did before RE and I know that she works with a retailer. I was telling her about when I had to fire all the top producing salespeople because of a compensation plan shift with the company that I workered for and it turns out that she hired some of those people. After I talked to her for over 3 hours I received a call from one of my active buyers. The lender that I directed them to could get them set up with the laon they needed to buy a Freddy Mac home I called the LO and he said yes that he could get them approved for a 203k with a 40k reserve on the home we are looking at. We are writing an offer this morning at 10a.m. What a what a way to start the last week of the year a very good chance at a listing and a for sure purchase contract.

Christmas Eve

It's the Sunday before Christmas and I received a post that I would like to share.

'Twas an hour before closing and the agents were tense,
to close Christmas Eve just didn't make sense.
But the seller was booked on the 6 o'clock flight
and had warned "THERE WILL BE A CLOSING TONIGHT!"
The agents agreed because business was dead,
and visions of commission checks danced in their heads.


   The loan was approved by the lender's good grace,
Everyone knew 'twas a borderline case.
The buyers divorced, remarried again,
Divorced once more, and now were just friends.
The loan package complete to the closer was carried,
With instructions to close before they remarried.


   The title policy arrived via UPS,
From page One through Sixteen, a terrible MESS!
An improper legal, 3 judgments, a lien,
But a few lines on page seven, looked pretty clean.
The title was cleared and the closing was set,
But to finish today was not a sure bet.


   The closer dashed in waving her HUD,
It was covered with whiteout, coffee and crud.
But down in the corner you barely could see,
that the buyer still owed a buck thirty-three.
So the closer extracted a bill from her compact,
And the agents agreed to the rest on the contract.


   To add some interest, the seller revealed,
to everyone's horror - the well wasn't sealed.
And, oh yes, he wanted to change the disclosure,
His mother just died of RADON EXPOSURE!
Everything else in his house was O.K.
(his cracked floors and walls were always that way)


   About that time the buyer chimed in,
"we'd like to continue, but before we begin,
I noticed these papers - I'm likely to blame,
But I gave my agents the wrong legal name,
And one more thing I had hoped to avoid,
Does it really matter if I'm self-employed?"


   About this time the closer exploded.
She pulled out a gun and said it was loaded.
Everyone froze and sat there amazed,
She frothed at the mouth and her eyes were both glazed.


   More rapid than eagles, her curses they came;
she bristled and spouted and called them BAD names.
"THE CLOSING IS OFF, DO I MAKE MYSELF CLEAR??
MERRY CHRISTMAS TO ALL - NOW GET OUT OF HERE!"
